I spoke to LifeLine again yesterday and they=E2=80=99re currently reviewing t= he numbers and will come back to me shortly. Their initial terms were included in my email below, however I just wanted to confirm where you=E2=80=99re at. Based on our brief chat last week, I=E2= =80=99ve put together the following proposal that we could issue to them as a counter. Let me know your thoughts and we can go from there. *Proposed Terms* - *Term:* 10 years - *Options:* 1 x 5 years - *Rent:* $320,000 p.a. gross + GST ($390/sqm) - *Increases:* 3.5% annually, with a market review at option - *Security:* Bank guarantee equal to 6 months=E2=80=99 rent + GST (approximately $77,000) - *Incentive:* - 8-week fit-out period - 7 months=E2=80=99 rent free from commencement - $100,000 cash contribution The total incentive equates to approximately 7.81% (excluding the fit-out period). The lessor works required would need the tenancy to be provided as a cold shell, including removal of all walls, ceiling tiles, bathrooms etc., capped off at the slab. For what it=E2=80=99s worth, if we were able to strike a deal anywhere clos= e to the above terms, I believe it would represent a strong outcome for the type of tenant we=E2=80=99re chasing. If this isn=E2=80=99t something you=E2=80=99re interested in at the moment,= I could look to restructure the proposal by lowering the rent and further reducing the incentive. Alternatively, I can go a bit harder to secure a church-backed retail shop (LifeLine, Vinny's etc.) as they will likely require a much lower incentive than groups that require a more significant fitout.
